🇰🇪 Breaking It Down
The State Department for Housing and Urban Development on Tuesday, September 15, said the government will increase housing unit prices effective October 1, 2026.
“The prices for housing units under the Affordable Housing Programme shall be reviewed effective October 1, 2026. Apply for your unit now to enjoy the early bird prices,” the notice read.
This means applicants who secure units before the October 1 review will benefit from the current prices, although the government has not disclosed the new prices that will take effect.
📌 What You Need to Know
Under the current pricing structure, a one-room social housing unit costs Ksh640,000, a two-room unit goes for Ksh960,000, while a three-room social housing unit is Ksh1.28 million.
For affordable housing units, a studio costs Ksh1 million, a two-bedroom unit is Ksh2 million, with the current prices set to be reviewed effective next month, forcing Kenyans to pay more.
The Affordable Housing Programme currently categorises applicants by their monthly income, with different housing options available under each income band.
Social housing is reserved for Kenyans earning up to Ksh19,999 per month, while affordable housing targets those earning between Ksh20,000 and Ksh149,999.
Applicants earning above Ksh150,000 per month fall under the affordable middle-class category, with the government offering different unit sizes depending on household needs and income levels.
Under the current application process, applicants make a 5 per cent deposit towards their preferred unit before proceeding with the purchase in instalments.
